U.S. Revival Stands to Influence Florida Home Prices

The truism has it that real estate is the most local of assets. If you exclude California-style earthquakes, the land a home is built upon tends to stay pretty much in one place. That being the case, Cascades St. Lucie West home prices tend to reflect our local Florida conditions: when business is popping and everyone feels confident about the future, Florida home prices tend to move upward.

Even so, as the complete numbers roll in from last year’s national real estate market, anyone with a rooting interest in Florida home prices has to be cheered.

The fact is, American home prices climbed 5.9% last year – the greatest yearly gain since 2006. Calling that only a ‘sharp’ rise is like calling the Super Bowl an ‘interesting’ football game. So, even though Cascades St. Lucie West home prices reflect local conditions, that kind of jump indicates the kind of national movement that is bound to echo through every corner of the country.

The U.S. Census Bureau and the Department of Housing and Urban Development also report that new national housing starts rose in 2012’s final month to an annual seasonally-adjusted rate of 954,000 (way more than the experts expected).  It sounds like a big number, and it is — an increase of 12% from the revised November rate of 851,000, and a gain of 36.9% over the previous year’s 697,000!

The National Association of Homebuilders also reported a third consecutive six-year high in its builder confidence index. It’s still below the point NAHB considers builder “optimism” balances with builder “pessimism,” but moving strongly in the right direction.

Now that we’re at a point where we can look back over last year’s performance, it’s easy to look back and say “That year sure would have been a good time to buy or sell!” To me, it looks likely that this time next year, we’ll have more of the same.

Bargain-Hunters Find Cascades At St Lucie West Market That Isn’t Waiting

Anyone who is buying a house in Cascades St. Lucie West– or even just checking up on the market — is likely to find that some of the rules of the game seem to have shifted. Particularly anyone expecting to be deluged by the kind of amazing deals being offered in 2008 and 2009 should see what I mean.

As the latest housing statistics continue to paint an upbeat picture, at least when it comes to bargain-priced properties, the days of multiple bids and ‘offers over asking’ are back.  If you are weighing the advantages of buying a house in Cascades St. Lucie West before interest rates and prices rise in earnest, it should be useful to take a look at some strategies that work — and some that virtually never work:

1)                  Blanket Low-balling – Running around writing up a bunch of low-ball offers is a surefire way to get yourself ignored, or worse, miss out on an otherwise great property. A better approach?  Work with a knowledgeable agent whose expertise in Florida neighborhoods will allow you to check on the most recent comps, then write a serious offer.

2)                  Dismissing Imperfect Properties – The degree of your success in buying a house in Cascades St. Lucie West can depend on starting out with a reality check: only very rarely is a property totally perfect for you and priced absolutely right.

3)                  Highest and Best – Unfortunately, the tempting low prices listed for some Florida bank-owned homes also means that it’s increasingly common to encounter the dreaded “multiple offer situation.”  If you find yourself there, be prepared to submit your highest and best offer first — you may not have another shot.

This changing market doesn’t mean we are headed into the kind of fever-induced ‘bubble’ we saw in the mid- 2000’s.  But for those seeking a deal and waiting for the bottom of the market before buying a house in Port St. Lucie, the market does not seem to be waiting. 2013 is clearly the time to jump in!

Incremental Landscaping Grows Port St. Lucie Home Values

It’s a guiding principal among Realtors that superior landscaping adds value to any housing for sale. In Florida, different studies arrive at differing answers for how great that incremental increase actually is, but most agree that it lies somewhere in a range between 5% and 14%.

Needless to say, that is huge! Since there isn’t anything like a universal way to define ‘good,’ ‘bad,’ or even ‘average’ landscaping, you can’t pin down its precise value. Nevertheless, what is certain is that in offering any housing for sale, the result will be greatly influenced by the first impression the property makes – its ‘curb appeal’. Landscaping is a great part of that.

The landscaping term covers a wide swath of meanings including just about every part of a Cascades property that isn’t physically part of the house itself. Improving it can be simple and inexpensive – or not!

  • A well-maintained lawn is commonly the first ‘must’ for improving the value of any housing for sale. A messy yard will put off most potential buyers immediately: that can make an otherwise sparkling property seem old and run-down. When you think of landscaping as a frame or prelude to what a home’s interior has to offer…but your buyer has to get past it first!
  • Adding and improving ornamental detail is one of the least expensive and most impactful ways to upgrade housing for sale. Professional landscapers know how splashes of color placed in appealing places can please the eye and distract from features that would otherwise detract from an overall impression. Long story short: be willing to freshen up over-the-hill plantings and planters before they become visual liabilities.
  • Taking the long view, the time/budget tradeoffs are fundamental realities when it comes to more major plant landscaping. A tree planted now can mean a great improvement to any housing for sale five or ten years from now. Just ask a nurseryman what is involved in transplanting a mature tree!

Attractive landscaping adds a welcoming factor to any Port St. Lucie housing for sale. Moreover, there is another real benefit we don’t often think about: the increased pride of ownership that enriches the home owning experience beyond its dollars-and-cents value.

The Best Ways To Begin Your New Home Search

This is a great time to start looking for a new home in preparation for a summer move.  Summer is a great time to buy a home.

Let’s look at some of the reasons why now is the time to begin planning.

1.  Summer is a great time to buy a home because you can see your potential new home in all of its glory.  You will be able to see if the lawn is green, if the foliage is alive and in good condition etc.

2.  Have a vision of what you want before you begin your house hunting. Think about what local  activities your family will require, the proximity to your work, how close the home is to your needs such as groceries, daycare etc.

3.  Budget.  Get your financial plan together.  Can you afford a Home Owners Association fee if you find the perfect home?  What about any other related expenses – landscaping, pool services etc?

4.  Select a real estate agent.  Select a realtor you trust to help you through the entire buying process.

5.  Select a mortgage company or financial institution to help you with the pre-approval needs for your new home.  Your realtor will be able to recommend some reputable companies based on their daily experience in dealing with mortgage companies.

6.  Get a reality check.  No matter how much you have to spend, it is unlikely that you will get 100% of everything you want in a home.  Select a few “must haves” and let the rest of your wants come as they may.  Some people have too many “must haves” and they end up tirelessly searching for that perfect home that just doesn’t exist.  The same thing goes for your champagne taste and your beer budget.  If your realtor has shown you several homes that you want but have sold for more than you can spend, you may need to realize that you have to live within your means.  Continuing your search for homes that you cannot afford will only delay the inevitable – finding a suitable home that you can afford!

7.  Do your market research.  Have your realtor do some market research for the area you are considering.  This will help you to focus on what is real.  Yes, there are many foreclosures and distressed properties out there but do you really want to go this route – dealing with the banks and their red tape.  Then you will  have to deal with the contractors once you purchase the home?   Let your realtor help you find a home that is suitable for you and your family.

8.  Read everything before you sign it or before proceeding with the deal. Read Everything!  Enough said.

9.  Don’t get discouraged.  It is normal to make offers on more than one home before you have a seller accept your offer.  Don’t worry, this is to be expected.

10.  Don’t let the competition get the better of you.  It is not uncommon for buyers to start a bidding war for a home they want.  But don’t let temptation get the better of you.  You do not want to end up spending thousands of dollars over your budget just because you want to “win” the deal.  Remember, there are plenty of homes out there and if you miss out on this one there will be others.  Guaranteed!

How To Avoid Delays In The Closing Of Your Home

You have finally found the house of your dreams and you can’t wait to close and get moved into your new home.  So you definitely want everything to go as smoothly as possible with the sale of your current home.  Here are a few things you can do to make sure that you help avoid any possible delays during escrow.

First of all, problems can arise during closing no matter what you do and closing dates are never set in stone.  Just about anyone involved in the process could potentially cause a delay.  So you will want to keep in close contact with your realtor.  Your realtor will be able to inform you immediately of any deadlines that are approaching and help you to effectively deal with any delays.

Here are a few a few things you can do to help avoid any escrow delays.

1.  Make sure you have a very well written sales contract

2.  Ask your realtor to make sure that the buyer is required to  provide proof of sufficient funds for their down payment and closing costs

3.  It is a good idea to have the buyer provide proof of the ability to buy homeowners insurance (due to new restrictions on insurance policies, the mortgage lender will most likely require them to provide their insurance prior to funding the loan)

4.  Make sure you modify the part of the sales contract where the seller makes a warranty to the buyer of the condition of the property.  It should be modified to reflect the sellers transfer disclosure statement.  If you leave this out, the seller may have to repair items that are found not working or faulty and this could delay your escrow period

There are many things to remember and many things that need to be taken care of prior to a closing.  So it is a good idea to keep in regular contact with your realtor throughout the entire process.  Your realtor will help keep you on track and make sure that everything you need to do gets done within the timeframe that is required.

The last thing you want is to get to your closing appointment only to realize that one of the items needed for closing has not been done.  Your agent wants to get you through the sales process and through your closing as smoothly as possible.  So you don’t need to worry about anything, but you do need to keep in touch.

The next thing you know, you will be enjoying your new home and that everything was completed without a glitch!   At least, that is, until you get ready to buy your next home, then everything starts over again.  But that is a topic for another day.  For now you can relax and enjoy your new home for years to come.

Radon And Your Home

Radon is a colorless, odorless, radioactive gas that poses serious health risks if it becomes trapped under your house.   Radon will usually get into your home through underground crawl spaces, sump pumps, and holes in your basement or through the water supply.   Radon gas can pollute your air with odorless toxic vapors and it causes thousands of lung disease related deaths each year.

Before you purchase any property you should have that property inspected for a radon problem.   If the inspection turns up elevated radon levels, which is considered to be 4 picocuries per liter (pCi/L) or higher, you will have to have certified radon mitigation contractor come out to reduce the radon levels in the home before you can occupy it.

High radon levels can be reduced by installing a radon reduction system.  You should ask the contractor for references documenting the results of their past work in other homes before you hire them.    Once they have completed the work, it is important that you ask that company to check the house after the system has been installed to ensure that it is actually reducing the radon levels in the home.

After your radon reduction system is installed, you will need to maintain it.  So make sure you get detailed instructions from the contractor who installed your system about what you need to do to maintain that system.  You should put this on a monthly maintenance calendar for your home.  This is too important to forget.  Your family’s health and lives could be at risk otherwise.

If you have made an offer on a home that has a radon inspection that reports high radon levels, you should consult with your realtor about any additional steps you should take to resolve the issue.  Additionally, your agent will be able to provide you with names and phone numbers for reputable contractors that can correct the situation for you.

You are ready to move and have found the perfect home for you and your family.  The only thing left to do is to sell your current home.  Sounds simple right?  Well, it can be, but there are several things that you may be doing that are making your buyers run for the door.

• Make sure you are not at home while your buyer is viewing your house.  Don’t take this personally.  A buyer will not feel comfortable with you around because they cannot envision themselves living in your home – they will see you living in your home.   The buyer will not be comfortable opening the drawers and closets.  Additionally, your buyer will not feel comfortable talking about what they would like to change about your home in fear of offending you.  The buyer doesn’t need you lurking around hanging on to their every word.  Give them the space they need to fall in love with your house.

• Keep your home in tip top shape.  Showing a messy home is a surefire deal breaker.  The buyer may see your messy home and assume that you have not taken care of the routine home maintenance either.   When we say clean – we do not mean stuff everything in the closet – the buyer will be looking there also.  We know your busy and with kids and pets it’s hard to keep your house spotless for possibly months at a time.  So talk to your family and have a plan to keep everything as neat and orderly as possible.

• Do not overprice your home thinking that you can lower the price later.  It is a buyers’ market right now.  Your buyer has a multitude of homes to choose from and if you overprice your home, potential buyers will not even stop to consider yours, they will be onto the next one that they don’t have to work so hard to get.  Talk with your realtor to go over fair market values for your area before deciding on a price.  You don’t want to lose out on a serious buyer just because of a few pricing mis-conceptions.
