U.S. Revival Stands to Influence Florida Home Prices

The truism has it that real estate is the most local of assets. If you exclude California-style earthquakes, the land a home is built upon tends to stay pretty much in one place. That being the case, Cascades St. Lucie West home prices tend to reflect our local Florida conditions: when business is popping and everyone feels confident about the future, Florida home prices tend to move upward.

Even so, as the complete numbers roll in from last year’s national real estate market, anyone with a rooting interest in Florida home prices has to be cheered.

The fact is, American home prices climbed 5.9% last year – the greatest yearly gain since 2006. Calling that only a ‘sharp’ rise is like calling the Super Bowl an ‘interesting’ football game. So, even though Cascades St. Lucie West home prices reflect local conditions, that kind of jump indicates the kind of national movement that is bound to echo through every corner of the country.

The U.S. Census Bureau and the Department of Housing and Urban Development also report that new national housing starts rose in 2012’s final month to an annual seasonally-adjusted rate of 954,000 (way more than the experts expected).  It sounds like a big number, and it is — an increase of 12% from the revised November rate of 851,000, and a gain of 36.9% over the previous year’s 697,000!

The National Association of Homebuilders also reported a third consecutive six-year high in its builder confidence index. It’s still below the point NAHB considers builder “optimism” balances with builder “pessimism,” but moving strongly in the right direction.

Now that we’re at a point where we can look back over last year’s performance, it’s easy to look back and say “That year sure would have been a good time to buy or sell!” To me, it looks likely that this time next year, we’ll have more of the same.

Bargain-Hunters Find Cascades At St Lucie West Market That Isn’t Waiting

Anyone who is buying a house in Cascades St. Lucie West– or even just checking up on the market — is likely to find that some of the rules of the game seem to have shifted. Particularly anyone expecting to be deluged by the kind of amazing deals being offered in 2008 and 2009 should see what I mean.

As the latest housing statistics continue to paint an upbeat picture, at least when it comes to bargain-priced properties, the days of multiple bids and ‘offers over asking’ are back.  If you are weighing the advantages of buying a house in Cascades St. Lucie West before interest rates and prices rise in earnest, it should be useful to take a look at some strategies that work — and some that virtually never work:

1)                  Blanket Low-balling – Running around writing up a bunch of low-ball offers is a surefire way to get yourself ignored, or worse, miss out on an otherwise great property. A better approach?  Work with a knowledgeable agent whose expertise in Florida neighborhoods will allow you to check on the most recent comps, then write a serious offer.

2)                  Dismissing Imperfect Properties – The degree of your success in buying a house in Cascades St. Lucie West can depend on starting out with a reality check: only very rarely is a property totally perfect for you and priced absolutely right.

3)                  Highest and Best – Unfortunately, the tempting low prices listed for some Florida bank-owned homes also means that it’s increasingly common to encounter the dreaded “multiple offer situation.”  If you find yourself there, be prepared to submit your highest and best offer first — you may not have another shot.

This changing market doesn’t mean we are headed into the kind of fever-induced ‘bubble’ we saw in the mid- 2000’s.  But for those seeking a deal and waiting for the bottom of the market before buying a house in Port St. Lucie, the market does not seem to be waiting. 2013 is clearly the time to jump in!

Do You Know Why Your Home In Cascades Is Not Selling

If your home in Cascades has been on the market for any length of time and is not selling, you are probably wondering what you have done wrong.  What’s wrong with your house.  Why is it not selling.   Don’t worry, this happens sometimes but with the help of your realtor it can be done.

Here are a few things to consider if your house is not selling and what you can do about it.

1.  Price.  Yep, that is usually the first thing people think and they very well might be right.  Remember your house is only worth what a buyer is willing to pay for it no matter what you think your house is worth or how many upgrades you have made.   You will need to work with your realtor in researching the current market in your area.  Then and only then will you be able to determine the fair market value of your home even if it is not what you think it should be.   A big mistake many people make when choosing a realtor is picking the one that “says” they can get you a higher price for your home than the market commands.  Do your homework and be prepared to make an educated decision when choosing your realtor.

2.  Don’t base your selling price on your needs.  What you “need” to make on your house does not mean anything to a potential buyer.  So set your price based on the facts – the fair market value for your area.

3.  Keep your emotions out of it.  If you are basing your price according to what your neighbor sold theirs for a few years ago because you “think” your house is better.  Then stop right there.  This is going to get you nowhere.  Markets change and many sellers view their homes in a whole different light than someone that is impartial.  So don’t base your price on your emotional attachment to your house.

4.  Don’t be greedy.   If the fair market value of your home is $300,000 and you want to try to get $350,000 for it, this will come back to haunt you later when your house sits on the market for a year with no takers.  Now potential buyers will think there is something wrong with your house because it is not selling.

5.  Price is not always the issue.  If a buyer see’s imperfections  such as an unkempt lawn or a broken fence etc., you will continually receive low ball offers.  So if you have any obvious imperfections, go ahead and fix them before you put your house on the market.

6.  If location or noise issues are the problem, then you and your realtor will need to come up with ways to overcome those buyer objections before they occur.  Maybe the price justifies the issue or perhaps you can “throw in” something to sweeten the deal such as paying closing costs etc.

7.  Is your house clean?  Make sure your house is clean inside and out otherwise you may find yourself sitting on your house for a very long time.

8.  Are you making it difficult for your buyers to see your property?  It is in your best interest to allow a lockbox to be put on your house.  If you only allow buyers to come by on an appointment only basis this will also reduce your chances of a quick sale.  Talk to your realtor about these things.  Most agents are more than willing to give you a courtesy call before showing your home to allow you just enough time to pick up and make arrangements to be out of the house.

9.  Make sure you are not present during a showing.  Most buyers are very uncomfortable touring your home while you are there.  Furthermore, it makes it more difficult for them to picture themselves living there while you are in the home.

10.  Sometimes the reasons are beyond your control.  Such as a new home development being built in your area or maybe you received some bad advice from your agent.  This is the time you will need to step back and reassess the situation.  What can you do to overcome the obstacle.   Do you need to sweeten the deal or perhaps you should postpone moving.  Or perhaps you need to replace your current agent with someone that has a little more experience.

There are many reasons that your house may not be selling.  Talk with your realtor about reassessing your current market strategies and together you can come up with some viable options.   Just remember, eventually your house will sell.  Follow your realtors advice and they will do everything in their power to get you the best possible offer.

Incremental Landscaping Grows Port St. Lucie Home Values

It’s a guiding principal among Realtors that superior landscaping adds value to any housing for sale. In Florida, different studies arrive at differing answers for how great that incremental increase actually is, but most agree that it lies somewhere in a range between 5% and 14%.

Needless to say, that is huge! Since there isn’t anything like a universal way to define ‘good,’ ‘bad,’ or even ‘average’ landscaping, you can’t pin down its precise value. Nevertheless, what is certain is that in offering any housing for sale, the result will be greatly influenced by the first impression the property makes – its ‘curb appeal’. Landscaping is a great part of that.

The landscaping term covers a wide swath of meanings including just about every part of a Cascades property that isn’t physically part of the house itself. Improving it can be simple and inexpensive – or not!

  • A well-maintained lawn is commonly the first ‘must’ for improving the value of any housing for sale. A messy yard will put off most potential buyers immediately: that can make an otherwise sparkling property seem old and run-down. When you think of landscaping as a frame or prelude to what a home’s interior has to offer…but your buyer has to get past it first!
  • Adding and improving ornamental detail is one of the least expensive and most impactful ways to upgrade housing for sale. Professional landscapers know how splashes of color placed in appealing places can please the eye and distract from features that would otherwise detract from an overall impression. Long story short: be willing to freshen up over-the-hill plantings and planters before they become visual liabilities.
  • Taking the long view, the time/budget tradeoffs are fundamental realities when it comes to more major plant landscaping. A tree planted now can mean a great improvement to any housing for sale five or ten years from now. Just ask a nurseryman what is involved in transplanting a mature tree!

Attractive landscaping adds a welcoming factor to any Port St. Lucie housing for sale. Moreover, there is another real benefit we don’t often think about: the increased pride of ownership that enriches the home owning experience beyond its dollars-and-cents value.

According to the best estimate, something like 45% of home buyers use an open house viewing before making their purchase decision. I think that sounds about right – it might even be higher here in town. With such a high proportion of serious prospects choosing to drop by an open house, it’s important that we – client and agent — get it right. Under-preparing is seldom an issue: we all want to put our best foot forward when we invite the public into our home.

Yet while it may be tempting to go into overdrive for that preparation, overdoing it can be a problem, too – one that can actually turn off buyers. Some guidelines worth noting:

  • Avoid Information Overload.  It’s common practice to set out a few brochures or pamphlets that let potential buyers know something about the area. But if your flier presentation looks like it belongs in the Florida Tourist Welcome Center, or you’ve put together a local restaurant guide that comes off like a comprehensive college prospectus, your buyer may not have enough time to focus on the home while there.
  • Don’t Kill the Mood. Like many agents, I like to try to set a certain ambiance for potential buyers attending an open house. Yet I also know that when a potential buyer walks through a Port St Lucie  home, he or she needs to be able to project a personal image of the future onto it. In practice, this means that soft music is nice — top 40 is too much.  Subtle and neutral details are a plus: too much color or too many photos can be overkill.  To cater to all demographics, be sure the house is clean and uncluttered — as minimalistic as practical.
  • Keep Refreshments to a Minimum. Ensuring that potential buyers feel comfortable in your open house is the goal, so you and your agent need to draw a line between hosting a mini-buffet and being gracious but businesslike hosts.  You want to provide pleasant and positive refreshments, but an elaborate spread taking over the kitchen and wafting all variety of aromas through the house is distracting. I’ve always been a fan of the classic cheese and crackers display (though I’ve sometimes found it appropriate to add a cookbook propped open to bring to emphasize an especially well thought-out kitchen design).

When you plan your own Cascades open house, you and your agent should make the most of the strong points of your offering – being careful not to upstage them.
