The In’s And Out’s Of Locking In An Interest Rate

Congratulations on your decision to buy a new home!  Buying a new home can be a very exciting time; however, there are many things to consider and many things to get done.   One of the most important things – if not the most important thing – when buying a new home is your choice of lenders and the interest rates they charge.   Get this wrong and it could cost you thousands of dollars over the life of your loan.

Whether you are buying a new home or just re-financing your current one, it is a good idea to do some comparison shopping for the best lender with the best rates.  A low interest rate isn’t the only thing you should consider when shopping for a loan.  You will also want to consider the terms of the mortgage, what the closing costs will be and you will want to check the reputation of your lender.  Remember, this is going to be your lender for quite possibly 30 years, so you want to make sure they are reputable.

Your real estate agent will be a huge help when it comes to lenders and loans.  They will be able to provide you with a list of lenders that have the best loan packages available and will be able to tell you what their qualifying requirements are.   Your realtor can also tell you which lenders are willing to go above and beyond the call of duty  to provide you with excellent service and the ones that will make sure everything goes smoothly from start to finish.

The first thing your lender and realtor will tell you is that you need to “Lock In” your interest rate.  What that means is that the lender will guarantee you the current interest rate with specific predetermined points and fees for a specific amount of time, usually 30 days.

So after you have applied for your mortgage loan, the rates will more than likely fluctuate from day to day and week to week.  Therefore, if you don’t want to risk losing that great current interest rate, you will need to ask for a rate lock from the lender.   This will lock in your interest rate.

Bid Farewell To Low Costs Mortgages?  For years the government guaranteed home loans giving potential homebuyers the push they needed to get into a new home. Now we take a step backwards because it’s beginning to get a lot more difficult.

Everyone agrees that Fannie Mae and Freddie Mac must go. The aim right now is to shrink government-backed loans until they’re relatively scarce. The government has already reduced the loan limits, on a sliding scale nationwide. The current loan limits are $729,750 but will soon top out at $625,500.

So what does this really mean for homebuyers? The most significant change will be the impact on FHA homebuyers.
• Stricter home buying standards
• Higher interest rates
• Higher down payments
• Most potential buyers who once qualified for a FHA loan will be shut out

The largest pool of home mortgages went to FHA-qualified borrowers, who were only required to place three percent down. Without government backing, it’s likely everyone will need a minimum of five to ten percent down. And while the Federal Housing Administration will still be around, guidelines for borrowers will be moving more in line with the private sector.

As everyone has seen, it’s become challenging to acquire a loan because lenders are unwilling to bear the risk. For them to take on more risk, their requirements will change.

The current FHA loan requirements include;
• Two Years of steady employment, preferably with same employer.
• Last two years income should be the same or increasing.
• Credit report should typically have less than two thirty day late payments in last two years with a minimum credit score of 675 or higher.
• Bankruptcies must be at least two years old, with perfect credit since discharge.
• Foreclosures must be at least three years old, with perfect credit since.
• Your new mortgage payment should be approximately 30% of your gross (before taxes) income.

These are some of the most basic of FHA loan requirements. However, the upcoming changes will also affect home buyer’s closing costs. Lenders will undoubtedly ask to charge higher fees to accommodate more risk.

Right now, many fees in connection with a mortgage loan are regulated by the FHA, however, if more loans are backed privately, lender’s will argue that these fees must increase.

The fees that will probably increase include;

• Loan Origination: This fee is usually known as a loan origination fee but sometimes is called a “point” or “points.” It covers the lender’s administrative costs in processing the loan. FHA regulates this fee to a maximum of 1% of the loan amount. Often this is expressed as a percentage of the loan. Generally, the buyer pays the fee, unless otherwise negotiated.

• Credit Report Fee: This fee covers the cost of a credit report, which shows your credit history. The lender uses the information in a credit report to help decide whether or not to approve your loan and how much money to lend you. Typically $50 – $100

• Mortgage Broker Fee: Fees paid to mortgage brokers

• Underwriting Fee: Fee charged by investor for underwriting the submitted loan file and all of its paperwork.

Home inspection is one of the most important aspects of the home buying process for both the buyer (helping them understand the condition of the house they’re considering purchasing) and the seller, who wants to provide adequate disclosure regarding the home they’re selling. The inspection report written up by the home inspector after the inspection is the only document that details the house, making it an important aspect of the real estate transaction process. A home inspection typically includes an examination of the heating and central air conditioning systems, electrical systems, interior plumbing, the roof and foundations, attic and basements, visible insulation, walls and ceilings, floors and windows. Some inspections may also include major appliances and outdoor plumbing. The typical cost of an inspection varies depending on the area, size of the home, and services the inspector is providing.

 

If you’re selling your home, it’s good idea to have an inspection done before you put your home on the market. This will help you avoid any surprises when potential buyers hire a home inspector. Making small improvements to your home can really add up… it doesn’t take a massive renovation project to help improve the value of your home. Simply improving aspects of your house can really make a difference.  It is a good idea to start with your house’s exterior. This means getting rid of all the toys your kids haven’t played with in months, the remnants of your various home improvement projects, and anything else that is just cluttering up your yard. Trim the hedges, keep the lawn mowed, and give all your flower beds a fresh layer of mulch. A polished landscape, even if it’s simple, will instantly  improve your house’s curb appeal, and the value of your home. To shine up the exterior of your house even more, get it pressure washed. This is much cheaper than getting your home repainted or the siding replaced, and in many cases this is all it will take to get your home’s exterior looking as good as new.

 

When considering ways to improve the value of your home, think about your last visit to a hotel. If you were happy about the quality of your room, was it because it looked clean and polished? If you weren’t happy with your room, was it because you felt like the bathroom could have been a little cleaner, the carpet could have seemed a little newer, the paint on the walls could have been a little fresher? While you’re in that mindset, try and see your house in the same light, armed with the knowledge that the cleaner your house looks and smells, the more valuable it will be. Start by organizing your house and relegating clutter to the trash or some out-of-sight storage. The tidier your house is, the larger it will appear, so declutter as much as possible. Apply a fresh coat of paint to your interior walls and wash your windows so you can’t even tell they’re there.

 

Finally, remember that improving the value of your home is all in the details, but it shouldn’t have to break the bank. Shampooing or cleaning your carpets will make your house look and smell cleaner immediately, and doing this yourself will save you big bucks. You’d be surprised by how much better newly cleaned carpets can look! If you think the carpet needs to be replaced, first try to pull back a bit of the carpet in a closet or other inconspicuous place in your home and check out the floor beneath. If it’s wood flooring, think about removing all of the carpet and refinishing the floor. Wood floor adds personality and value to your home, and wood floor that’s lying under your aged carpet can often be refinished more inexpensively than re-carpeting your house. In the same way, worn or outdated cabinets can really bring down a kitchen, so consider refinishing them with a lighter finish, especially in dark or smaller kitchens, as this will give your kitchen the illusion of looking large and new.

Your Family’s First Night in Your New Home
Your first night in your new house is an exciting time, but it can be a little overwhelming. Standing in the middle of your new home and looking at the stacks of boxes can tempt you to stay up all night unpacking them until morning, but avoid it. Instead, gather your family, make some pallets on the floor using mattresses and sleeping bags, and enjoy your first night in your new house together. Order some pizza (have fun saying your new address for the first time!), eat on napkins, and use plastic cups, treating it like an in impromptu picnic/campout. You may even invite some friends over, crack open a bottle of wine, and let them share in your pride and excitement.

Write a checklist and plan of action of what rooms you will unpack first and what furniture you’d like to move where. Defects You May Overlook When Buying A House.  You love the house, but conventional wisdom will lead you to identifying defects that you do not want to overlook in your excitement about buying your house. Buying a house is one of the most important personal and financial decisions you’ll make.

Your home and its location will help define you and your family and will be the focal point for most of the activities of your lives for years to come.

Here are five strategies to identify defects that could be overlooked in the purchase of a house:

1. First, review the Inspect America Engineering website:

This site is a wealth of information for you to understand when buying a house. One of the best features of this website is their extensive checklist for home inspections. You can print off all the pages and place in a binder for you to identify house defects.

2. Rely upon the expertise of a qualified licensed professional engineer (P.E) home inspector.
There are businesses out there offering their services for home inspections, but you should hire one with the P.E. certification.

3. Attend the inspection so that you understand all aspects of what to watch for. This is more helpful than reading a report.

4. Be sure to get a full written report from the inspector telling you, in detail, what is wrong, why it’s wrong, and what must be done to correct the identified defects. That checklist described in the #1 strategy is just to orient you. You will need an actual report, not a checklist when it comes to having real information to create that total picture of the house’s condition.

5. That detailed report from the licensed professional engineer will establish a professional relationship with that engineer so that you can go back to the engineer with further questions, advice, and direction.

Buying a house that you carefully select and have inspected is the best proactive step any homebuyer can take. Identifying defects, especially the hidden ones, can eliminate much of the uncertainty of your future in that house.

Avoiding Mortgage Junk Fees.  If you look down your long, long list of closing costs at your lender’s office, you probably won’t find one labeled “junk.”

That’s because lenders don’t like to admit that some of the charges they’re passing off as “necessary’ are really “junk”.
Actually, they aren’t junk to the lender because they represent an important stream of profit. But we certainly don’t need those added fees. Junk fees are a good place to negotiate with the lender for a better deal. But the time to negotiate is before you sign the loan application. Once you’ve signed, you’ve sealed your deal for better or worse.

The lender does have legitimate costs that are passed along to you, the borrower, in the form of closing costs and fees; however, by the time you see the fees they’ve been inflated. For example, if the lender has an electronic appraisal done on your property, it might cost him $25, but he’ll charge you $125.

Lenders are required to give you a good faith estimate of your closing costs when you first contact them, but it’s not required to be completely accurate! So they often give a lower estimate to get your business, and then increase fees once you have committed. Thankfully, new mortgage legislation has limited the amount by which your fees can change once disclosed.

Inflated costs are  just one example of junk fees and costs that get built into your loan without you knowing it. A more egregious example is the charges for made-up things, like “underwriting fees” or “document preparation.”

• A lender will tell you an underwriting fee is the cost that they incur to underwrite your loan. They need someone to go through your whole package to make sure it complies with secondary underwriting requirements.

But an underwriting fee is purely a junk fee because the whole point of applying for the loan is so that it gets underwritten. You’re being charged an extra fee on top of all the other fees to do exactly the same thing.

• Another common junk fee is the cost for document preparation. Basically, computer programs print all the necessary paperwork at the touch of a button. Someone will key in the necessary information. But again, underwriting the loan and preparing the paperwork is within the general scope of, well, getting the loan approved for you.

The problem with junk fees is that they all sound so legitimate. It’s difficult to tell what’s real and what isn’t. As the borrower, you’re entitled to an explanation of each and every charge in a way you can understand. If the lender throws some jargon your way, stop and ask for a detailed explanation.

To avoid the problem of bait and switch, talk to several lenders, and don’t just compare interest rates — compare fees.
